Carmen offers a range of services, from the initial brief and design through to completion of the project

Operating on a stage by stage basis allows the Client to determine exactly which services are required. The optional stages mean that Clients receive a bespoke service depending on their own personal requirements.




Review the brief with the Client then refer a land surveyor who will measure the existing house and draft as built drawings. These survey drawings are essential for the Planners, Building Control, the Contractor, the Structural Engineer and the Architect to review

Outline Proposals

Review with the Client alternative design and construction approaches then submit to the Client the Outline Architectural Proposals including plans, section and elevations. Meet regularly with the Client and build up the sketch proposals until the Client is satisfied with the sketch design. Include all the ideals until the Client is satisfied with the design

Detailed Proposals

Complete development of the project brief and make final changes to the drawings and documents. Submit these for Full Planning Approval. This would include a Design and Access Statement for the Planners, all existing drawings, proposed plans, section, elevations and details, samples of proposed material finishes and full information studies in order for the Planners to make a thorough assessment


Final Design

It is advised that the Client waits for the Planners to provide initial feedback prior to starting with the Building Control package. Submit drawings and documents for Building Control. This will include existing drawings, proposed drawings, detailed section, detailed elevations, structural input and coordination with the Architect’s drawings; roof, wall and floor details, thermal insulation adequacy and all information relative to the scheme and according to Building Control regulations.


Production Info & Pricing

The Architect can recommend Building Contractors who we work with regularly to quote on the works. Prepare production information for pricing purposes, including all documentation relevant for construction. I would be working with yourselves and understanding your ideals for all aspects of the finished product to ensure a full package of information can be communicated to the Contractor.


Tender Action

This service is optional. Assist the client in reviewing the construction cost. Any marginal value engineering (cost-cutting) carried out and drawings amended to suit.

This service is optional. Purchase a suitable contract for the Client's project, to the Client's account, and assist the Client in appointing a Contractor. Discuss all aspects of the contract with the Client and the Contractor and agree preliminaries, start and finish dates, methods and times of payment and any other specific clauses. Assist in the signing of contract documents.

Construction & Completion

This service is optional. Weekly site visits and review of site work, with minutes and progress photos to be documented. Production of Payment Certificates, Variation Schedule and Information Release Schedule. Design of additional information and detailing requested by the Contractor whilst on site. Liaising with Client, Contractor, Structural Engineer, Building Control and any other specialist consultants. Ensuring the Client is kept informed of all essential information on the project.
